🏡 About the Property
Where is Hawks Barn located?
Hawks Barn sits in the heart of the Yorkshire Dales, just outside Horton‑in‑Ribblesdale. The setting is peaceful and rural, with walking routes and countryside views right from the door.
How many guests can the cottage accommodate?
The barn comfortably sleeps the number of guests specified in your booking. All bedrooms are fully furnished with hotel‑quality linen and towels. The barn has three bedrooms and these have been designed to provide flexible sleeping layouts to accommodate all guest preferences and group sizes. Rooms can be setup as twin, triple or quad (the largest bedroom) if all guests want single beds. We use underbeds to create extra beds in each room. 6 of the single beds are designed to link to create either 1, 2 or 3 superkings (with couples in mind) with the remainder being setup as singles.
Is Hawks Barn suitable for families or groups?
Yes — the layout works well for families, couples travelling together, and groups looking for a countryside escape.
Is the property dog‑friendly?
By prior request only. We do make a charge of £50 per dog per stay, up to a maximum of two dogs. This covers the additional cleaning costs for your four legged holiday maker.
🚗 Arrival & Check‑In
What time is check‑in and check‑out?
Check‑in is from 3pm and check‑out is by 10am. This ensures the property can be cleaned and prepared to a high standard for every guest.
How do we access the property?
Entry is via a secure key safe. Full checking in instructions are sent to the lead booker one week prior to your stay.
Is the road suitable for all vehicles?
Yes — the approach is a typical Dales lane. Standard cars are absolutely fine, though guests should take care in winter conditions.
Is there parking on site?
Yes, private parking is available directly at the property for up to six cars.

Is there Wi‑Fi?
Yes — free full fibre Wi‑Fi is provided for and this covers all areas of the barn as well as outside in the garden area.
Is there a log burner?
If applicable: Yes, and a starter supply of logs is provided. If not: Guests often ask, so it’s worth stating clearly.
What kitchen facilities are available?
The kitchen is fully equipped with an oven, hob, fridge/freezer, dishwasher, cookware, utensils, and everything needed for home cooking.
Are towels and bed linen provided?
Yes — all beds are made up for your arrival, and towels are included.
Is there a washing machine or dryer?
If applicable, include details here.
Is there outdoor space?
Yes — Hawks Barn includes outdoor seating and countryside views. If the garden is enclosed, mention it here.

Very close — guests can access walking routes directly from the village, and many stay specifically for the Three Peaks Challenge.
What pubs, cafés or shops are nearby?
Horton‑in‑Ribblesdale has pubs and cafés within a short drive or walk, depending on your exact location. More options are available in Settle.
Is the property suitable for walkers and cyclists?
Yes — the area is ideal for outdoor activities. If you provide bike storage or a boot room, mention it here.
🧼 House Rules
Can we host parties or events?
No — Hawks Barn is intended for quiet enjoyment only. Please respect the local community and keep noise to a minimum between 10pm and 8am.
Is smoking allowed?
No — smoking is not permitted anywhere inside the property.
💳 Booking & Payments
What deposit is required?
A deposit is required at the time of booking. Payment of the deposit constitutes acceptance of our Terms and Conditions.
When is the balance due?
The full balance must be paid within the timeframe stated in your booking confirmation.
Is the damage deposit refundable?
Yes — it is refunded within 7 days of departure, provided no damage or excessive cleaning is required.
What is your cancellation policy?
Our cancellation terms are clearly set out in the Terms & Conditions. Please review them before booking.
🆘 During Your Stay
Who do we contact if something goes wrong?
You will receive a contact number for assistance during your stay. We aim to resolve any issues promptly.
What should we do with rubbish and recycling?
Instructions are provided in the welcome book, as local collection systems vary.
What happens if we lose the key?
A replacement fee will apply. Details are included in the Terms & Conditions.
